Standard Operating Procedures (SOP)

Rafael Barbosa, Licensed Real Estate Salesperson in the State of New York, affiliated with SERHANT, is committed to providing professional, transparent, and consistent real estate services. These Standard Operating Procedures are established in accordance with New York State requirements and outline how prospective clients are handled.
1. Introduction
Prospective clients are not required to provide identification or financial documentation to work with Rafael Barbosa; however, such information may be requested at a later stage of the transaction as appropriate.
2. Buyer Representation
Prospective buyers may be required to enter into a written buyer representation agreement before property showings are scheduled, in accordance with current industry guidelines and brokerage practices.
Information that may be requested from buyers includes:
- Proof of funds for cash purchases
- Mortgage pre-approval for financed purchases
- Financial qualifications relevant to the property or building requirements
3. Seller Representation
Prospective sellers are not required to provide any initial documentation to discuss listing their property.
At a later stage, sellers may be asked to provide:
- Property ownership documentation
- Existing mortgage or lien information
- Building or property-specific details
A formal listing agreement must be executed before any property is marketed for sale.
4. Property Showings
Showings are scheduled based on availability and mutual agreement.
Requirements prior to scheduling may include:
- Confirmation of buyer qualification
- Execution of a buyer representation agreement, when applicable
- Compliance with building-specific rules and procedures
5. Offers and Negotiations
All offers must be submitted in writing and may include:
- Offer price
- Proof of funds or mortgage pre-approval
- Buyer financial statements, when required
- Any additional terms or contingencies
All offers are presented to the seller promptly and without discrimination.
6. Fair Housing Compliance
All services are provided in strict compliance with federal, state, and local Fair Housing laws.

7. Communication
