October was a split market across my six neighborhoods. Single-family houses kept selling fast: in Yonkers, houses closed at a median of $814,500 after a median of 29 days on the market, and in the Village of Bronxville houses went in a median of 19 days. Co-ops were slower. Riverdale co-ops, the largest group of sales in the Bronx, took a median of 75 days to sell. For sellers heading into winter, how quickly you sell depends far more on your property type than on the calendar.

These numbers come from every closed sale I could verify for October 2026 in OneKey MLS, the REBNY RLS and public records. Because some neighborhoods had only a handful of sales, I show the count next to every figure.

October 2026 at a glance

Neighborhood Closed sales Median price Median days on market
Yonkers (citywide) 108 $463,125 43
Riverdale and Spuyten Duyvil 47 $320,000 84
Village of Bronxville 6 $1,074,975 26
Tuckahoe 7 $390,000 29
Colonial Heights, Yonkers 4 $510,000 97
East Harlem 7 $640,000 92

Days on market counts listed sales only. Sales recorded only in public records have no market time.

The overall medians mix very different homes, so the breakdown by property type below is the better guide to what your home is worth.

Yonkers

Yonkers had the busiest month by far, with 108 closed sales.

Property type Sales Median price Median days on market
Single-family houses 40 $814,500 29
Two- to four-family homes 10 $874,500 42
Condos 11 $407,000 59
Co-ops 47 $200,000 43

Houses are where the competition is. A third of all listed Yonkers sales went from listing to closing in 30 days or less. Multi-family homes also held strong, with a median close to $875,000, which matters if you own a two- or three-family home in Yonkers and are weighing a sale.

Colonial Heights

Colonial Heights had four closed sales in October: a co-op at $225,000, a condo at $360,000, a single-family house at $660,000 and a two-family home at $789,000. Four sales are too few for a reliable median, and October was simply a slow month here. Inventory in Colonial Heights stays low, so a well-prepared house still faces little competition. See my Colonial Heights neighborhood guide for the longer view.

Riverdale and Spuyten Duyvil

Riverdale is a co-op market. Of 47 closed sales, 36 were co-ops.

Property type Sales Median price Median days on market
Co-ops 36 $275,000 75
Houses and townhouses 6 $1,087,000 92
Condos 2 $774,000 79

The 75-day median for co-ops is the number to plan around. Buyers have more choices in the large co-op buildings along Henry Hudson Parkway, Arlington Avenue and Netherland Avenue, and board approval adds time after the contract is signed. Co-ops that are priced in line with recent sales in the same building, and have their board package documents ready, are the ones that sell within weeks rather than months.

Village of Bronxville

Six homes closed in the Village of Bronxville, at a median of $1,074,975 and $548 per square foot. The four houses had a median of $1,205,000 and spent a median of only 19 days on the market. That is a small sample, but it is consistent with a village where few houses come up for sale and buyers act quickly when one does.

Tuckahoe

Tuckahoe had seven closed sales. Three co-ops closed at a median of $244,000 after a median of 19 days on the market, two condos averaged $650,000, a two-family home sold for $870,000 and a single-family house for $1,260,000. Tuckahoe's mix of co-ops near the train and houses on side streets gives sellers at every price point a steady pool of buyers.

East Harlem

Seven East Harlem sales were recorded for October. The five condos had a median of $640,000, and the neighborhood's overall median came to $761 per square foot. Manhattan closings take several weeks to show up in public records, so this count will grow. For the fuller picture, see my East Harlem fall 2026 market update, which covers the third quarter.

What this means if you are selling

  1. Houses: you do not need to wait for spring. In Yonkers and Bronxville, well-priced houses are selling in about a month or less. With fewer listings coming up over the winter, a ready house faces less competition.
  2. Co-ops: price from your own building. Co-op buyers compare apartments in the same building and the same line. Pricing from those sales, plus a complete board package, is what cuts weeks off the market.
  3. Know your net before you list. Transfer taxes alone run from 0.4% in most of Westchester to 1.9% in Yonkers and up to 2.075% in New York City. Use the net proceeds calculator or read my seller closing costs guide.

If you want to know what these numbers mean for your home specifically, I prepare written pricing reports from recent sales in your building or on your block, in English or Spanish. Call or text me at 914-430-0440, or request a free home value estimate.
