East Harlem's housing market strengthened in the third quarter of 2026. The median residential sale price was about $697,000, up 18.6% year over year, and the number of sales rose 11.8% to 38, according to PropertyShark. The median price per square foot held steady at about $870. The one segment moving the other way was co-ops, where the median price fell 12.7%.
For sellers, that split matters more than the headline number.

Condos led the market with more than half of all sales. The median price rose 4.5% and price per square foot rose about 3.5%, a sign of steady demand for newer buildings with amenities and, in some cases, tax abatements.
Co-ops were the soft spot. The median price fell to about $480,000, down 12.7% year over year. Co-op buyers in East Harlem are comparing monthly maintenance and board requirements as closely as price, and they are negotiating accordingly.
Houses are a very small sample, two sales in the quarter, so the $1.8 million median is a signal rather than a benchmark. Each brownstone and townhouse is priced on its own condition, rental income and whether it is delivered vacant.
The overall median jumped partly because of the mix: it moves with which types of homes happened to sell in the quarter. That is why a neighborhood-wide median is never the right number to price your own home.
Where East Harlem buyers are coming from
East Harlem buyers compare across Harlem, the Upper East Side and Riverdale. A condo competes with new development on amenities and abatements. A co-op competes on monthly carrying costs and board requirements. A townhouse competes on rent roll, condition and delivery. The Second Avenue Subway extension now under construction adds a long-term reason to buy here, and buyers know it.
What this means for sellers in East Harlem
In my experience working with sellers in East Harlem, the listings that sell near asking share three traits. They are priced from closed sales of the same property type, not the neighborhood median or neighboring asking prices. They launch with professional photography, video and a floor plan that makes the layout obvious. And for co-ops, the building's financials and board requirements are ready before the first showing, so a qualified buyer is not scared off by delays.
Co-op sellers in particular should price for the current market rather than last year's. With co-op prices down 12.7%, a list price anchored to an older sale invites a long time on market and, eventually, a price cut.
Costs matter too. East Harlem sellers pay the NYC transfer tax of 1% up to $500,000 or 1.425% above, plus 0.4% to New York State, and many co-ops add a flip tax. On a $725,000 condo, transfer taxes come to about $13,200.
How to get top dollar in East Harlem
- Price against your own property type. Condos, co-ops and townhouses are three different markets here.
- Lead with the layout. A professional floor plan and photography that show light and space make the strongest first impression online.
- Price for carrying costs. Buyers compare maintenance, common charges and taxes, not just the price.
- Prepare the building package. For co-ops: financial statements, house rules, flip tax policy and the board application, ready up front.
- Know your net. Run your numbers in the net proceeds calculator, then ask me for a written net sheet.
