Standard Operating Procedures
Effective Date: October 25, 2026
New York Real Property Law Section 442-H requires every real estate licensee to make clear what, if anything, a prospective homebuyer must provide before receiving services. These are the procedures I follow. I apply them the same way to every prospective buyer, without exception.
1. Identification
You do not need to show identification to work with me. A third party, such as a building's security staff, a property owner or a listing agent, may ask for identification before you enter a building, a showing or an open house.
2. Exclusive buyer representation agreement
You do not need to sign an exclusive buyer representation agreement to work with me. We may choose to sign one together if it fits your search.
3. Mortgage pre-approval
You do not need to show a mortgage pre-approval to work with me. A seller or listing agent may ask for proof of pre-approval or funds before a showing, an open house or an offer, and I will tell you in advance when that is the case.
Equal treatment
These procedures apply equally to everyone. See the Fair Housing Notice, the New York State Housing and Anti-Discrimination Notice and the Notice of Reasonable Accommodation.
