Bronxville's housing market is one of the fastest and most competitive in Westchester heading into the end of 2026. According to Redfin, the village's median sale price was about $2,173,965 in September 2026, up 26.9% year over year, and homes sold in a median of 16 days at 103.4% of list price. Redfin rated the market "most competitive," with a Compete Score of 90 out of 100.

Here is what is behind those numbers and what they mean if you own a home in Bronxville or one of the neighborhoods that share its address.

The numbers, in context

Measure September 2026 A year earlier
Median sale price $2,173,965 About $1.71 million
Homes sold 25 30
Median days on market 16 29
Sale-to-list ratio 103.4% 98.5%

Two cautions apply. First, 25 sales is a small sample, so the median price can swing with the mix of homes that closed in a given month; a few large Tudors closing at once moves the number. Second, Redfin's figures cover the Bronxville area as a whole. The village itself, Lawrence Park and the parts of Yonkers and Eastchester with a Bronxville mailing address trade at very different price points.

What does not swing much is the direction. Fewer homes sold than a year ago, they sold almost twice as fast, and buyers paid above asking on average. That is a market short on supply.

Why Bronxville stays tight

The village covers about one square mile, so new inventory is limited by geography. Its walkable village center, the Harlem Line station with express trains to Grand Central in about 30 to 35 minutes, and its housing stock of Tudor and English-style homes keep demand steady from buyers relocating from Manhattan, Riverdale and Brooklyn.

That demand spills over. When buyers cannot find the right house in the village, many look next door in Colonial Heights and Tuckahoe, where prices are lower and lots are often larger. Recent Colonial Heights sales had a median of about $865,000, a fraction of the village figure.

What this means for sellers in Bronxville

In a 16-day market, the first week decides the outcome. Buyers who have lost out before are ready to act, and the strongest offers usually arrive before the first open house ends. A home that misses that window, through a high price, weak photography or an awkward showing schedule, loses its momentum quickly, even in a hot market.

In my experience working with sellers along the Harlem Line, the best results come from homes that launch complete: priced from the last few comparable sales, professionally photographed and filmed, with disclosures, the survey and certificates of occupancy ready for buyers' attorneys. Bronxville sellers also benefit from lower transfer taxes than much of the region. There is no village transfer tax, so most sales carry only the 0.4% New York State tax.

How to get top dollar

  1. Price to the last 90 days of closed sales. Above-list results come from list prices that invite competition, not from aiming high.
  2. Launch with everything ready. Photography, video, floor plans and a clean disclosure package before the first showing.
  3. Set an offer process. In a multiple-offer market, a clear deadline and terms review protect you from accepting the first number when a better one is coming.
  4. Compare offers on strength, not just price. Financing, appraisal gaps and closing dates matter as much as the headline number.
  5. Know your net. Use the net proceeds calculator for a quick estimate, then ask me for a written net sheet.
