Listing Agent vs. Selling Agent: What's the Difference?

    Last updated: September 11, 2026

A listing agent represents the seller and is responsible for pricing, marketing, and negotiating on the seller's behalf. A selling agent, sometimes called a buyer's agent, represents the buyer in the same transaction. The two terms are often confused because both agents can be involved in the same sale, but they represent opposite sides of the deal.

    What a Listing Agent Does

A listing agent works exclusively for the seller. That includes setting a pricing strategy based on market data, marketing the property, managing showings, evaluating offers, negotiating terms, and guiding the seller through to closing. The listing agent's obligation is to the seller's interests throughout the transaction. You can learn how I represent sellers on the sell page.

What a Selling Agent (Buyer's Agent) Does

A selling agent, more commonly called a buyer's agent, represents the buyer. That includes finding properties that fit the buyer's criteria, arranging showings, advising on offer strategy, and negotiating on the buyer's behalf.

Can One Agent Represent Both Sides?

Dual agency, where one agent or brokerage represents both the buyer and seller in the same transaction, is permitted in New York with written disclosure and consent from both parties. It can limit how strongly either side is advocated for, since the same agent owes duties to both parties. If you have questions about how dual agency would affect your specific transaction, your real estate attorney can walk through the disclosure forms with you.

What This Means When You're Selling

As a listing agent who represents sellers exclusively, my role is to negotiate solely on your behalf, not to balance interests between you and the buyer. Understanding this distinction before you list helps you know exactly whose interests your agent is representing at every stage of the sale.
